The HMDA data about our residential mortgage lending are available for review. The data show geographic distribution of loans and applications, income of applicants and borrowers, and information about loan approvals and denials. Race and gender information will be collected in 2004 and available for review in 2005. Fee Schedule

First Mortgages
Application Fee or Rate-Lock Fee or Appraisal Fee. $49.00 to $600.00- depends on location, acreage, rural area, availability of appraisers and appraisal type. This Fee is a partially refundable only in an event that your loan is declined and no counter offer is made. If the Appraisal Report and Credit Report has been ordered, cost of the Appraisal report and credit report will be deducted prior to refund being made.

Origination or Administration Fee - $1,495.00
Document Signing Fee - varies by County and State
Recording Fee - varies by County and State
Escrow & Title Insurance - varies by County and State

Discount Points range from 0 to 4 depending on the interest rate the borrower chooses.

Closing Costs Guaranteed means that AHC Lending's Origination fee or Administration fees for your loan application will not change between the time your rate is locked and the time you close, assuming the following: The loan amount does not change, the rate and points option you choose does not change, the loan program you applied for does not change, and any stated items on your application, such as your stated income, assets, job history, address history, or any other factor that may affect the underwriting decision of the loan you applied for do not change. Guaranteed Closing cost does not include third party fees. You must qualify and get approved for the loan program offered.

No fees prior to closing means that the company does not charge up-front fees except for a $49 - $600 deposit to cover the cost of Credit report fees, Pre-Approval Fee, Appraisal Fees, or Rate Lock fees. AHC Lending assumes that the borrower has acted in Good Faith when applying for the loan. Origination fee is due to AHC Lending, in company's sole discretion, when the company has determined that the borrower has not acted in Good Faith and fails to close its transaction according to the agreed loan terms and subsequently closes with another lender on the same property.

AHC Lending offers various rate lock-in periods depending on the loan details. In consideration for locking in a rate, AHC Lending may charge a lock-in deposit or credit card pre-approval. AHC Lending may charge upto 1% of the loan amount as advance interest rate commitment fee depending on your rate lock period. There is no charge or cost to lock your rate upto 30 days.
